New homes are usually sold at a base price that includes the base options available in that home. These options are normally the most popular and affordable options to make that home attractive to the widest group of home buyers. Customizing (sometimes called upgrading) involves changing the base options for a more personalized set of options in the home. Most new home purchasers add some level of customizing and we encourage purchasers to consider these seriously when building their home for the following reasons.
- Many custom options are best engineered into you house when it is being built so that allowances can be made for wiring, plumbing, and heating/ventilation. These services can be costly to relocate in a finished home.
- The house price increases only by the difference between the standard and the customized item. Customizing afterward will cost the full value of the upgrade plus the cost of tearing out the existing item. The purchaser can also lever off of builder’s costs and influence. The builder has more purchasing power with the trades and more clout to ensure the customizing is completed on time.
- Upgrade colours/materials will match with the rest of the house
- Customizing cost can be financed through the initial mortgage without incurring extra bank fees, legal fees or building permit costs.
The included Tarion warranty will cover these items.
